		<description>The equity wasn&#039;t artificial, but the appreciation certainly was!  It&#039;s that concept of:

1) using a home as a piggy bank, 

and

2) the idea that maxing out your credit is acceptable practice

These are the 2 principles that are hurting owners the most in this turbulent market.  The fact of the matter is that homes priced aggressively continue to sell, and if you can&#039;t move it in this market, you need to take a long hard look at your pricing strategy.</description>
